Tenant Guidelines

Rent is due by the first of the month. We do not invoice Tenants for monthly rent please pay the amount stated in your lease. We do accept credit cards, but we charge a processing fee (Tenants must add 3% to online payment portal) to cover our cost.

UPS and FedEx packages are delivered in the designated area it is the Tenant’s responsibility to pickup packages from the designated area. To the keep the area manageable for all Tenants any packages not picked up after three days from designated area will be placed in the Tenant’s space and the Tenant will be charged a labor fee ($15).

Truck deliveries are the Tenant’s responsibility to place in their area.  All truck deliveries must be in the Tenant’s area within one hour of delivery to keep the loading docks accessible to all Tenants. If the Tenant does not move the delivery to their area we will move the delivery to their area for a $25 per hour labor fee.

Tenants will be allowed to stage a shipment for up to one hour and can only occupy one loading dock. We need to keep the loading docks accessible to all Tenants. If the Tenant exceeds the one hour time limit or is using multiple loading docks we will move the shipment to the Tenant’s area for a $25 per hour labor fee.

For office garbage and recycling there is a garbage can and recycling can next to the UPS and FedEx designated area at Tenant convenience.

Removal of warehouse space garbage and recycling are the Tenant’s responsibility to place in the dumpsters located outside. 

Please help us keep the common areas clean. If the Tenant makes a mess of the common areas including the loading docks, we will clean up the area and charge the Tenant a $25 per hour cleaning fee. Tenants are not to block or leave open exit doors. Do not block bay door sensors so the doors stay open.

Tenants should have all their products or belongings only in their area and not in any other space located in the warehouse. 

Extension cords without a surge protector are not allowed to be used in the warehouse due to a significant fire hazard.

Egress pathways must remain clear of all objects for the protection of all Tenants in case of an emergency.

It is the Tenant’s responsibility to place their pallets in the designated pallet area. If Tenant leaves pallets in any common area, we will put the pallets in the designated area and charge the Tenant a $25 per hour service fee.
